1 ) Your parking lot is like a welcome mat, it's the first thing people experience when they arrive on your property. That's why it's extremely important to Sealcoat and repair your asphalt pavement.
--SEALCOATING
2 ) To fully appreciate the need for pavement maintenance ( Sealcoating ), it's important to understand the causes of pavement deterioration. Chemicals, oil and gasoline work to soften and weaken the exposed asphalt binder. Moisture and water including (rain, snow and frost ) penetrates into and through the unsealed asphalt pavement, resulting in base erosion, freeze and thaw damage and potholes or ( alligatored areas ). Sunlight and oxidation breakdown the asphalt binder that holds the pavement together will lead to raveling and greying out. Left untreated the condition of Asphalt pavement will deteriorate rapidly. We use, A Polymer Modified Masterseal Ultra from Sealmaster ( the industry leader in pavement products ), which are designed to replenish the asphalt binder that's lost through weathering and aging. While providing superior defense against other environmental and man made factors. In addition Sealmaster Pavement Sealers provides a deep rich black finish providing a like new appearance to asphalt pavement. A pavement maintenance program that includes periodic Sealcoating and Crackfilling will more than double the useful life Asphalt Pavement. It's an advantage that translates into tremendous saving over time while providing for better aesthetics and performance.
--CRACKFILLING
3 ) Left untreated, cracks will allow moisture to flow into the Asphalt base, leading to larger cracks, alligatoring and eventually potholes. We offer a varity of hot and cold crackfill technologies designed to meet budgetary and performance criteria. We use Flexmaster Crack Sealant the cold pour with hot pour performance. Flexmaster is a premium quality elastomeric cold applied crackfiller that remains flexible even at low temperatures. When the job calls for hot pour crackfiller, Crackmaster Supreme delivers on quality and performance. We offer a full line of Crackmaster Supreme hot pour crack sealants from Sealmaster, it's available for use on highways, roads, streets and parking lots.

Sur-Seal : Asphalt Sealcoating the correct process in 7 steps
To start, with Chicago's weather changing by the minute we're constantly monitoring it. Via a subscription based weather service, they can accurately predict future inclement weather ( down to our exact location ).
When we get the green light, the next step in a correct Asphalt Sealcoating project is cleaning ( vegetation, dirt, stones, debris, etc. ) off the parking lot surface and borders. We start with a heavy duty wire wheel crack cleaning machine "The Grazor" to remove all protruding and intruding vegetation from the Asphalt's surface. Areas with heavy dirt build up need to be pre-cleaned with a heavy duty powered rotary broom. Heavy duty power blowers along with steel bristle brooms are then used to clean the pavements surface of loose stones, dirt and debris. The entire surface must be blown clean prior to the start of any Sealcoating work. Occasionally, power lot sweeping is performed on larger projects with a sweeper truck to ensure a cohesive bond, between Asphalt Sealer and pavement.
Crackfilling is an important component of a successful Sealcoating project. Moisture intrusion into and through cracks in pavement, is a leading cause of base erosion and pavement failure. Cracks are then filled using a hot applied Crackmaster Supreme Crackfiller to a level of pavement ( not to be displaced by snow plows or other means ). Hot pour crack sealants do not shrink because they are 100% solids materials. This is an extremely important step in Asphalt Sealcoating to ensure a long life out of your parking lot.
Next, all oil spots are cleaned with a wire broom and covered with petroseal and a thin layer of aggregate. Sealcoat does not stick to fresh or wet oil or gas stains on asphalt pavement.
A Quality Sealcoating job begins with correct Sealcoating equipment, like the full steel ( round ) tanks with continuous full sweep hydraulic agitation to maintain consistency of the mix during the application process. When mixing Sealmaster concentrate pavement sealer, we add sand and polymer additive to add toughness, extra durability, extra resistance to gas and oil, helps with drying time and deeper black in color. The heart and soul of our Spraymaster trailers are the pumps, which are capable of pumping out sealcoat with sand mixed in for maximum durability and traction. All of our commercial Asphalt Sealcoating jobs are sprayed on with a double coat, which gives us full control, to give you all the sealer you actually paid for. Also, when you spray the sealcoat on you achieve a better looking and more even finished end result. Meaning, no broom marks, no puddling, no visible sand marks or edges. The key to successful results is to follow proper Sealcoating practices, including proper mix design and coverage rates. This will ensure the best looking, longest lasting and most durable Asphalt Sealcoating project possible.
After the Sealcoat is dry we then stripe it using a 100% Acrylic water based fast dry traffic paint with an airless sprayer. Finally we allow a minimum of 24 hours ( after Sealcoating ) of dry time before foot or vehicle traffic is allowed back on the lot. It is important to let the Sealcoat dry and cure properly before foot or vehicle traffic to extend the life of the Sealcoat.
